Description
Luxury accommodation with amazing views of both lake and mountains in the historic centre of the lakeside village of Acquaseria on the western shore of Lake Como, 6 km from Menaggio.

This newly restructured house is in the rustic cobbled streets at the heart of this historic village, a few minutes walk from the lake shore and just a few metres beyond one of the oldest churches on Lake Como dating back to 1622.

Acquaseria is well served with a number of restaurants/pizzerias, bars and coffee shops all within a few minutes stroll of the house. A small fortnightly market sells cheese, prosciutto, fish and other essentials. The bus stop is very close by and provides a panoramic route around the lake giving access to Menaggio,with its main ferry terminal, Como town, for serious shopping or even across the border to Switzerland for the glamour of Lugano (40 minutes bus ride).

Anybody who prefers not to hire a car can arrive at Acquaseria, via the bus from Como town or from Varenna via the railway, ferry and bus (subject to arrival times and timetables). The journey on public transport is cheap, efficient and easy and if you can get a window seat the views are absolutely stunning. From the train station in Varenna it is entirely possible to take a day trip to Milan or even Venice.

The historic centre of Acquaseria is an attractive mix of old town houses and is home to many Italian couples and their families, giving it a warm and welcoming atmosphere and where 'tranquil' is their word of choice.

Wander around the cobbled streets and you will see many religious paintings and icons which are lovingly preserved and cherished by the locals. Acquaseria is also one of only a handful of villages on the lake to have its own ecological water initiative with free spring water available to all - just take along your empty bottles (recycling at its best) and fill up! Fizzy water is available too at 5 cents for 2 litres.

The beach in Acquaseria is perfect for swimming and there are picnic tables, fishing pontoons and a children's play area, all very close to Creme Caramel - a pizzeria with a first class reputation for both pizzas and home made Italian desserts.

Acquaseria is also a favourite for cyclists and walkers and many recognised and published routes take you through the village and into the mountains and villages beyond.

If you want stunning views in a genuine Italian lake side village but without the throng of other tourists and want to be able to stroll for a morning coffee or a relaxing aperitif and dinner, we believe this apartment is ideally situated. Cars can be parked in the designated parking areas around the village (most within 100 metres).

The apartment is stylishly furnished and equipped to a very high standard. Arranged over two floors, the entrance hall on the ground floor, is warm & welcoming with a 'wine cellar' for guests to enjoy - all we ask is that you replace any empty bottles for our next guests. The layout of the house is 'upside down' and the 2 bedrooms are on the ground floor. The master bedroom has a king sized double bed and the second bedroom has twin beds. Both bedrooms lead onto a small private terrace with lake and mountain views. A bathroom with shower completes the ground floor accommodation and a spiral staircase leads up to the first floor.

The first thing you will notice at the top of the stairs is the panoramic view before you. Patio doors running almost the full width of the front of the house open onto a private terrace - lake, mountains and sailing boats take up the entire vista (180 degrees and beyond).

The terrace has a table and chairs and there are also a couple of sun beds for those who want to spend a lazy day 'at home'.
It is a real sun-trap all year round and it's great to slide wide the doors and enjoy some indoor/outdoor living.

The lounge is furnished with a soft brown leather double sofa bed and armchair with co-coordinating cushions, rugs and throws. This is complemented by an antique wooden trunk with lamps and spotlights to showcase the wonderful wooden beams in the vaulted ceiling.

A contemporary glass and chrome dining table completes the room. Entertainment is fully catered for by way of a TV with English Satellite channels & DVD player for both DVDs and CD's. A small selection of books, DVD's and games are available.

The kitchen is open plan so shares the view from the lounge and is fully equipped with a bistro table and chairs and all the other kitchen essentials that you would expect from first class accommodation.

The first floor also boast a very convenient second bathroom with shower and washing machine.

Skiing is plentiful with many resorts within a 90 minutes drive and this includes the stylish resort of St Moritz which is an ideal destination all year round.

Service Charge
Our one & two weekly service charges are inclusive of final cleaning, bed linen, towels, heating, utilities & air-conditioning (if installed in the holiday property). Tea towels & beach towels are not supplied. If your booking is for more than one week, clean linen & towels will be provided on a weekly basis.
Short Breaks
3 night break - 40% off weekly tariff / 4 night break - 30% off weekly tariff / 5 night break - 20% off weekly tariff / 6 night break - 10% off weekly tariff.
Additional Facilities
We offer a range of extra facilities, which are available for hire through our office 'Happy Holiday Homes' in Menaggio: Cot Hire - EU 20 per week, High Chair - EU 15 per week, Push Chair - EU 25 per week, Camp Bed – EU 85 per week, Wi-Fi or USB Internet Stick - EU 35 per week (includes EU 10 consumable credit). Please note that signal and connectivity is not guaranteed and may depend on the strength of the signal in your rental property.
Making a Booking
To make a confirmed booking, you will be asked to fill in our online booking form and pay a 30% deposit by wire transfer or credit card. The remaining holiday balance will then be due 6 weeks before arrival.
