This apartment is a luxurious split level property situated on the first and mezzanine floors of a newly restored Rustico residence which has been refurbished to an exceptionally high standard throughout and which enjoys an elevated position on the hillside, in the charming semi-rural village of Pianello del Lario which lies on the north western shore of Lake Como.

This distinctive property is reached by a small flight of steps from the road level and then a further flight of stone steps which take guests to the property itself.

This apartment offers modern and open plan living with a light and spacious reception room which offers guests a marble-top kitchen, a stylish dining area and a contemporary seating area with modernist leather sofa and footstall with Sat TV and DVD player and a CD Player with IPod docking station. Views from the room are of the semi rural locality and of Lake Como with its serene waters and dramatic mountain tops.

French doors lead from the living area to a well-proportioned and sunny roof terrace ideal for entertaining! Dining table and chairs are provided so that guests can enjoy authentic Italian ‘Al-fresco’ dining whilst taking in the panoramic Lake views which are truly spectacular!

Inside the property a flight of steps leads guests to an open mezzanine level above the living area, where a romantic French-style double bedroom is situated.

A further double bedroom is situated on the first floor of the property, providing comfortable accommodation for upto 4 guests if desired.

The property is situated near to a free public Car parking facility ensuring guests need not worry about parking whilst on holiday.

Although the situation of the property is beautifully serene there are amenities close by which are just a short drive away. August 2016
We had a fantastic time. The apartment is very high quality and the rooftop terrace is amazing. The swimming pool is also really good. The apartment, the pool and the location were better than we expected. It was really great.
This was the first time that as a family we have had a holiday in Italy and it will not be the last.
We took day trips to Lugano, Milan and Bellagio and would recommend all three to other visitors.
Favourite restaurant was Gatto Rosso in Milan and there is nice little coffee/cake/delicatessen place in Dongo called Galli which we also liked a lot.

August 2016
We enjoyed a lovely week here in August 2016. The location and setting are breath-taking - views directly over the lake and mountains beyond. The aprtament was peaceful but because of the other buildings around it has a lovely villagey feel and didn't feel isolated at all.
Kitchen was very well equipped - proper pans and utensils with a wonderful coffee maker. Not much storage space for your own food but we managed. Bedrooms a good size but beware the mezzanine one gets very hot. Easily solved by Happy Holiday Homes staff who provided two electric fans and sorted out the wifi too - the code provided didn't work. Very efficient service form this holiday company by the way - we went to the office in Menaggio and they were very welcoming and cheerfully capable! Bathroom perfectly fine for a family but shower is small and again storage/shelving a bit tight. Don't bring the entire contents of your own bathroom cupboards!
Spent days exploring and sunbathing. Pianello beach fantastic - authentic, unpretentious with two really nice restaurants on hand. La Baia in Cremia was a brilliant evening out. Superb food and service with an amazing lakeside setting. Do hire a boat too - well worth it.
All in all a lovely week - felt very comfortable, enjoyed the outside terrace enormously - a couple of loungers would have been the icing on the cake! One other thing - the little supermarkets in Menaggio are as good as the bigger ones outside.  Just remember everything closes in the afternoon and on Sundays.

June 2014
We stayed for 3 nights, from Tuesday 17th to Friday 20th of June 2014 - 4 stars given for the view.
There were approximately 25 narrow, steep, stone steps to climb to get to this apartment, plus another 10 or more to get into the apartment itself. It might not sound much, but this was tough going with 5 suitcases and 5 pieces of hand luggage, plus a few bags of groceries, but once you get up there, the apartment is pleasant, but oh my goodness, it's the view that makes this apartment wonderful.... the view is breathtakingly beautiful and well worth that climb....if you don't have a heart attack on the way up, that is.
The apartment is modern, clean and fitted out well. The main living area did feel small, maybe too small for 5 adults and really only had enough comfy seating for 4 people, but we didn't spend much time in there, so it wasn't a big problem for us.
The main bedroom was large and really nice. I'd advise that some sort of window covering be provided for the arch window that's opposite the bed, as we felt exposed to the properties next door, especially at night with the lights on.
The kitchen and bathroom were fine. Both were clean, modern and functional.
The area is quiet, but very beautiful and we loved it. Having the swimming pool was brilliant and we made great use of it. A big plus was having a shower and toilet down by the pool.
A small, modern apartment, with exceptional views, beautiful scenery and places to visit, but suitable for able bodied people only. I wouldn't advise anyone who has problems with stairs or families with small children, to stay here. For everyone else, the apartments view will win you over.
Thank you for a great stay.

June 2010
Property was easy to find. Then again we were very familiar with the area as we stayed there before.
Our favourite Restaurant is probably Bilacus in Bellagio. They are very friendly, the food is authentic and really good. It's also quite reasonable considering the quality. The roof terrace is also a great spot.
Villa Balbianello was a good way to spend a couple of hours. There was a little speedboat trip to get there and the Gardens were amazing.
It's a pity the weather was so bad for the first few days. Overall we had a great holiday. There are loads of things to do in Lake Como. From boat rides to great Restaurants. It is truly one of the most amazing spots in the world. The staff at Lake Como homes were very helpful and there if we needed them at any time.
Thanks a million and hope to see you again soon,
